INVENTORIES
A residential property inventory is an essential document that provides a written benchmark for the beginning of each new tenancy. It is a structured document providing a highly detailed record of the property’s state of condition and all it’s fixtures and fittings.
Inventory reports include details of walls, ceilings, floors, carpets, skirting boards, paintwork, radiators, windows, sockets, lighting and furnishings. This gives clarity to the evaluation and ensures that there are no disputes regarding the contents or state of the property upon checkout.

CHECK IN
At the Check In, we will meet your tenants at the property.
It provides an opportunity for our clerk to go through the inventory report, discussing any key points with regards to the fixtures, cleanliness and overall condition of the property. Meter readings are taken. There will be the opportunity to amend or query any discrepancies that may have taken place between the Inventory being carried out and Check In.
Finally, we explain the Check Out procedure to the tenant, as well as the responsibilities of damages and maintenance of the property before handing over keys. The tenant signs the declaration and has 7 days to report any discrepancies electronically. The Inventory is then emailed to the Tenant and Agent.

INTERIM INSPECTION
The interim inspection is a periodic visit. It gives you an insight on how your property is being maintained by your tenants. It records the general up-keep, cleanliness and condition of the property during the tenancy.
Interim inspections are usually conducted quarterly or 6 monthly.

CHECK OUT
The Check Out report is a snapshot of the property at the end of the tenancy. The report records the changes and dilapidations that have occurred in the property during the tenancy. This inspection enables a direct comparison with the inventory carried out at the start of the tenancy. Tenants do not have to be present at the Check Out.
